As a 25 year old young man, Marko Rubel had a vision to go beyond what the average person aspires to in life. Back in 1994, upon graduating from college in Croatia, a small European country, he arrived in the United States with a small suitcase, $3,000 in his pocket, and knowing only a few words of English. However, he brought with him a huge desire to succeed and become wealthy, something that in his country was available to only those from privileged families.

From early on, he has read and felt that America was the right place to be, the “promised land”, but the odds were against him. The new language, the new culture, and the inability for him to acquire a job with only a degree from another country, made Marko’s early experiences quite challenging.

In late 1997, after only 7 months on his first job, Marko was downsized. That was a shocking experience that made him realize that “Corporate America” was not a synonym for the “American Dream”. He soon experienced the constant job uncertainty that worried many of his friends and co-workers. He came to realize that his future was not looking as bright as he once dreamed about. His optimism was down for the first time in his life.
That is when he found real estate investing. At that time he did not know what the difference was between a “deed” and an “escrow” and he couldn’t find meanings in any dictionary. Why? Because back in Europe, real estate transactions were done differently… nothing like in the USA!

It hit him like a “ton of bricks” that he would have to go on a rapid “learning curve” to make real estate investing profitable, so he could transform his life into one of independence and happiness.

He had made the right choice! One of his first deals back in 99’ netted him over $103,000, within 30 days from start to finish. Marko calls that transaction his “new life beginning”. He realized that he made more in less than 10 hours with that house than he was making in a whole year in his full time job. That is when his life took a different swing.

He decided to escape the corporate world and do it on his own. He knew that America held terrific opportunities and he was ecstatic to be his own boss. Finally he had a venue to make a lot of money without working long hours and without facing constant uncertainty of job loss.

By using automation in his real estate business, and streamlining it into a specialized niche,
he is able to buy 30 to 40 houses each year
which generates him tremendous profits
while only working part-time.


In over 5 years as a full time investor, Marko has completed several hundred highly profitable transactions. His current real estate holdings are estimated to have equity of over 4 million dollars. As he likes to say, he and his family will never again worry about money, his kids will never need to take orders or fear a layoff.

In the last year, Marko has started sharing his wealth building systems with people all around the country. His specialized “Niche2Wealth” system for buying & selling houses has already changed the lives of many, and has received countless excellent reviews.

Finally! A Good break in the weather..
almost 70 degrees today, sunny, and
great... yesterday, a high about 32 degrees.

we have survived another winter but we
are still discovering more and more property
damage from that dag-gone ice storm
last month..

My insurance adjustor keeps sending me
emails every day asking "did you know
this one had a 3 ft hole in the roof?"

Ain't it great? Wonderful and lovely.

My wild friend Nick Sidoti buzzed me
earlier today and is contemplating doing
a 2 or 3 day LIVE Landlording Summit
with a tour and visit to Niagra Falls?

Great News for Real Estate Agents

March 4, 2009

Fannie Instructs Its Services Not to Cut Commissions on Short Sales
On February 24, 2009, Fannie Mae sent Announcement 09-03 to its servicers
instructing them not to negotiate commissions on short sales below the amount
negotiated by the listing agent (unless the commission exceeds 6 percent). The
requirement took effect March 1ST, 2009. Fannie Mae recognizes that;

(a) negotiating commissions for short sales is unfair because getting a short
sale to closing requires intensive work over many months, often requiring working
with numerous buyers, and

(b) compensating real estate agents fairly benefits Fannie Mae because agents play
a crucial role in short sales.

The Announcement reminds services that third party approvals (i.e., private mortgage
insurers) may be required and can affect commissions. NAR has asked both Fannie Mae
and Freddie Mac to strengthen their policies against reducing short sales commissions,
welcomes Fannie's announcement, and has urged Freddie to follow Fannie's lead.
